Urban Development Services (UDS) Announces Completion Of Phase I, Pine Townhouse Development Master Plan At July 30th 2025 Opening Event

The Pine Street Townhome Development, located in the 100 Block of E. Pine St. between Railroad Ave. and E. Pine Street, will provide market-rate and affordable housing, homeownership, and rental opportunities for health care workers, educators, and business professionals who would like to live in the Arts and Cultural District of the Redevelopment District in downtown Florence. The Pine Street Townhome Development, located in the 100 Block of E. Pine St. between Railroad Ave. and E. Pine Street, will provide market-rate and affordable housing, homeownership, and rental opportunities for health care workers, educators, and business professionals who would like to live in the Arts and Cultural District of the Redevelopment District in downtown Florence.

Urban Development Services (UDS) unveiled Phase I of the Pine Street Townhome development with six (6) new Townhomes at the NE corner of E. Pine and Railroad Avenue. Phase I features three (3) 3-bedroom/2.5 bath and three (3) 2-bedroom/2.5 bath luxury townhomes. Each townhome features 10-foot ceilings, hardwood floors, granite countertops, tile backsplash, walk-in showers, garages, and traditional brick construction. UDS, as the developer for this project, worked closely with City of Florence officials to comply with design standards that reflect the Arts and Cultural District’s effort to link the development of neighborhoods located close to Downtown Florence to the Arts and Cultural institutions situated in the South Dargan Street corridor. UDS will build ten (10) one & two-bedroom rental units as part of the Phase II development at the NW corner of E. Pine St. and Railroad Avenue, and twenty (20) additional townhomes in the 100 block of E. Pine Street that will be offered for sale. UDS Real Estate Development Manager, Carter Coleman, said, “We selected Florence, particularly E. Pine St., because of the city’s commitment to reinvesting in its downtown and their commitment to neighborhood development”. As a firm, we want to offer higher-end development projects in neighborhoods with a rich history and culture, but have experienced disinvestment. UDS has worked in other cities nationwide and has partnered with local government to redevelop neighborhoods that retain existing residents and attract new investment. The E. Pine Street Townhome development will be the first project as part of UDS’s larger strategy to introduce market-rate and affordable housing in neighborhoods close to downtown Florence. Phase I Features
Today, UDS unveils Phase I, which consists of six new townhomes at the northeast corner of E. Pine and Railroad Ave. The offering includes three 3-bedroom, 2.5-bath units and three 2-bedroom, 2.5-bath luxury townhomes. Each home boasts 10-foot ceilings, hardwood flooring, granite countertops, tile backsplashes, walk-in showers, garages, and traditional brick construction. UDS collaborated closely with city officials to ensure compliance with design standards that align with the Arts and Cultural District’s goal to connect neighborhood development to the cultural institutions along the S. Dargan Street corridor.
Future Development
Phase II will add ten one- and two-bedroom rental units at the northwest corner of E. Pine St. and Railroad Ave., as well as twenty additional townhomes for sale in the 100 block of E. Pine Street.
